David S. Mandel was a Philadelphia lawyer who spent 47 years at the real estate and business law firm Astor Weiss Kaplan and Mandel, the last 23 of them as its managing partner. A specialist in commercial real estate and corporate law, he chaired the firm's Real Estate and Business Law Group and was repeatedly named a Pennsylvania Super Lawyer.

David Samuel Mandel was born in Philadelphia on 26 May 1952 to Richard and Bertha Mandel and grew up in Havertown. He studied economics at Villanova University, graduating cum laude in 1974, and earned his law degree at Villanova University School of Law in 1977, receiving the economics department's Adam Smith Award. In 1971, at 19, he was set up on a blind date with Barbara, also 19 and from Lower Merion; the two had been born three days apart, and they married in June 1974. While he was in law school he was diagnosed with type 1 diabetes, the first of many health challenges, but he finished his degree without delay.

Admitted to the Pennsylvania bar in 1977, he worked as an associate at Adelman and Lavine before joining Astor Weiss in 1979. His practice covered shopping center leasing for landlords and tenants, the sale, purchase and financing of commercial and industrial property, condominium formation and real estate syndications. He also advised businesses ranging from movie theatres, restaurants and bowling alleys to commercial printers, title agencies and retailers on formation, partnership and employment agreements, mergers and acquisitions and commercial litigation. The firm eventually took his name, and he led it as managing partner for 23 years. He held an AV rating from Martindale-Hubbell and was a long time member of the International Council of Shopping Centers.

He and Barbara raised three sons, Jason, Marc and Matthew, in Lafayette Hill. He coached his sons' teams, held Philadelphia Eagles season tickets from the days when his father first bought them in 1967, followed the Phillies every night and was a member of White Manor Country Club for nearly 40 years.

Mandel died on 12 October 2026, aged 74. His family said he had faced numerous major health challenges over the previous six years without complaint. A funeral service was held at Joseph Levine and Sons in Trevose, Pennsylvania, on 15 October 2026, followed by burial at Roosevelt Memorial Park. He was survived by his wife, Barbara, his brother, Ken, his three sons and four grandchildren.

My dad used Astor Weiss for a lease dispute years back and he just called me to say Mandel ran that place for over two decades. Didn't know him myself but my dad sounded shook.
